The Zoning Hearing Board hearing is a quasi-judicial proceeding. The hearing may span multiple days. Individuals requesting and granted party status will have the opportunity to participate in hearing, cross-examine witnesses, present a case, present witnesses and/or testify on the record.

Members of the public who are not parties will have a limited opportunity to ask relevant questions of witnesses after all parties have completed their questioning. Members of the public who are not parties will also have opportunity to offer comment at the end of the hearing. If the hearing runs multiple days, the opportunity to comment may be at the end of the last day of hearing.

  • The Zoning Hearing Board will be accepting written public comment at any time up to 3 p.m. the day of each scheduled hearing. All comments will be forwarded to the Zoning Hearing Board Solicitor and distributed to the members of the Board at the conclusion of the hearing.
  • To make a live comment during a virtual hearing: Indicate interest by pressing the “Raise Hand” Raise Hand Icon icon (under the “Participants” option at the bottom of the Zoom screen. It then appears to the far right of the screen). You will be asked to announce your full name and then be given the opportunity to state your comment. See more information below.

Live public questions comments will be accepted at such times as indicated by the Zoning Hearing Board Solicitor. More information on setting up Zoom can be found below.

The hearing, including all live public comments, may be recorded as audio and video. The transcribed Notes of Testimony will be considered the official record of the hearing.

When the Board opens the hearing for public comment, please use the “Raise Hand” Raise Hand Icon feature and wait to be recognized. When the Solicitor calls your name and invites you to begin your public comment, the host will unmute your microphone. You will see a button pop-up that says the host wants to unmute you – accept the unmute prompt to activate your microphone. You will be asked to provide your name and address for the record. Persons joining the meeting via phone can use the virtual “Raise Hand” Raise Hand Icon feature by pressing *9 on their phone’s keypad.

The Zoning Hearing Board reserves the right to disallow questions or comments and mute hearing participants where questions or comments are determined to be irrelevant or immaterial to the hearing. The Zoning Hearing Board further reserves the right to mute or disconnect virtual hearing participants:

  • Profanity
  • Hate speech - Promoting, fostering or perpetuating discrimination on the basis of race, creed, color, age, religion, gender, marital status, status with regard to public assistance, national origin, physical or mental disability or sexual orientation
  • Sexual content or links to sexual content
  • Solicitations of commerce
  • Conducting or encouraging illegal activity
  • Possibly compromising safety or security of public or private entities

The public can join and view the meeting via Zoom utilizing the information provided for each event. Use the Township Calendar to view all upcoming meetings. Click on the Event's name to view the Zoom details for the meeting, including the Meeting ID and Password which are required to join. If no credentials are listed, the meeting has either been changed to a canceled status, or the meeting is happening in person.

All Attendees will be muted when entering the Zoom meeting. The Meeting Monitor will unmute one speaker at a time to help prevent background noise.

Hearings may be recorded (both audio and video) solely for the purpose of assisting the official court reporter to prepare the transcribed record. The recordings will not be made available for public review or accessible on the Township’s website. If a public commenter does not wish to be video recorded, the commenter may turn off the video function in Zoom
